The Business Services division proudly provides support in the areas of Budget, Finance, Payroll, Purchasing, Facilities Constructions, Child Nutrition Services, and Transportation to our schools, our students, our staff, and the families of our district.  We are committed to supporting the goals of the district by exercising sound financial management and business practices, planning and constructing exemplary facilities, serving nutritious and delicious meals, and delivering our students safely from home to school, and back again, each day.

Community Facilities District (CFD) Information

Developer Fees

Developer fees will be collected and the corresponding San Diego County Agency Clearance forms will be signed during normal business hours. You are encouraged to make an appointment. Please contact Business Services to schedule an appointment at DeveloperFees@vcpusd.org.

The following provides developers with the information on the School Developer Fees collected by the Valley Center-Pauma Unified School District. Further information can be obtained by calling the Business Office at (760) 749-0464 or emailing peyton.ju@vcpusd.org.

The District's current developer fees are as follows:

  • $4.79 per sq. ft. for residential construction

  • $0.78 per sq. ft. for residential construction used exclusively for senior citizens as described in statutes

  • $0.78 per sq. ft. for commercial construction

  • $0.634 per sq. ft. for commercial hotel/motel construction

  • $0.036 per sq. ft. for commercial self-storage category

If a plan change results in additional square footage, the current developer fee rate will be applied to the total square footage of the plan. The new total square footage will be multiplied by the current rate and any fees already paid will be credited to the new amount owed. 

Exclusions-the District does not collect fees on:

  • Additions to existing homes of 500 sq. ft. or less of accessible space (residential only)

  • New construction of 500 sq. ft. or less

Developer Fee Definition:

  • Residential Building - Building occupancy for single and multiple family dwellings, apartment and condominiums, where the primary purpose is to provide a residence.  Chargeable area is that which is considered "accessible space", as designated on the Agency Clearance form.

  • Accessible Space - All of the square footage within the perimeter of a residential structure, not including any carport, walkway, garage, overhang, patio, or other similar areas.

  • Commercial/Industrial Building - All building occupancy other than residential buildings

Square footage will be charged based on the information on the required San Diego County Agency Clearance form.

When and where are fees paid

Fees may be paid at the School District Business Office at 28751 Cole Grade Rd., Valley Center, CA 92082.  Please be prepared to provide the required Agency Clearance form from the County.  All fees may be paid in the form of a cashier's check, personal check or money order payable to the Valley Center-Pauma Unified School District.  Wire transfers are also accepted. Please contact the Business Office for the wiring instructions. The Business Office hours are Monday through Friday, 8 a.m. to 4 p.m.

During the month of July, the Business Office operates under an alternative schedule.  Please contact the District at (760) 749-0464, to verify the hours of operation during this time.
